The creation of a comprehensive master plan and financial model for the Sport-Marathon recreational complex was designed to incorporate the unique characteristics of the 35.9-hectare site, with functional zoning that supports diverse scenarios for active and relaxing recreation for various target groups. Master planning provided a fundamental basis for efficient allocation of leisure areas and infrastructure, while the financial model assessed project profitability, accounting for projected revenues and expenses.

The Sport-Marathon Project is a multifunctional sports and entertainment complex located in the Tver region, on the banks of the Volga River. The project area spans approximately 35.9 hectares, including additional forested areas and waterfront zones, expanding the effective area to 65 hectares. The main concept of the hotel is to create a space for various active and relaxing leisure scenarios, targeting audiences who value nature and comfort.

Stage 1: Project Concept and Functional Zoning

In the first stage, our team conducted a comprehensive site analysis, focusing on identifying key areas and their functional characteristics.

  • Site Visit and Documentation: A site visit with extensive photo documentation was carried out.
  • Zoning Concept Development: The area was divided into functional zones designated for active recreation, relaxation, and leisure activities, allowing us to clearly define target usage scenarios.

Target Audience

The project is designed for active travelers aged 25-50 with above-average income, as well as individuals over 50 who prefer a peaceful, nature-oriented retreat. At the core of the concept lies the versatility of the complex, offering opportunities for both intensive and relaxed leisure experiences.

Master Planning Stage

The master planning phase involved detailed development of a zoning scheme that took into account infrastructure requirements, visitor flow distribution, and ease of movement between functional zones.

Zoning of the Territory:

  • Central Zone: Features the main building with hotel rooms, a restaurant, and a conference area. Designed as the focal point for guests, this zone creates natural movement routes throughout the complex.
  • Welcome Area: Located at the entrance, it includes reception, service areas, and an equipment store, providing quick access to essential services.
  • Sports and Active Recreation Zones: Comprising hiking and biking trails, water sports areas, and winter tracks, these zones provide year-round opportunities for active leisure.
  • Recreational Zones: The SPA and bath complex, with dedicated relaxation and rest areas, ensures an even distribution of guest flow and maximum comfort.
  • Residential Zones: VIP houses, glamping, and guest houses for long-term rental offer seclusion and a high level of comfort.
  • Public Areas: A developed waterfront with small architectural elements, yoga zones, and river views enhances the project’s aesthetic appeal.

Transport Network Layout: The plan includes an internal network of roads and pathways to ensure convenient movement for both guests and staff throughout the complex.

Utility Networks: A consolidated utility plan covers water supply, electricity, and sewage systems to support sustainable operations across all zones.

Refined Technical and Economic Indicators: Based on the master plan, technical and economic parameters (TEPs) were adjusted for each zone, ensuring economically viable placement of facilities.

Outcome: A detailed 1:500 master plan, accompanied by an explanatory report, outlines the distribution of functional zones, engineering, and transport solutions, providing a comprehensive view of the complex’s structure and operations.

Stage 3: Financial Model

The financial model for the Sport-Marathon project became a key tool for analyzing its investment appeal, encompassing comprehensive accounts of revenue, expenses, seasonality, and occupancy scenarios. It provided a clear view of the complex’s profitability and economic resilience by detailing the structure of operating and allocated costs, ensuring effective expense control. The model not only evaluated profitability potential but also highlighted the project’s long-term stability and appeal for investors.
