About the project

The creation of a comprehensive master plan and financial model for the Karelia Park recreational complex was designed to incorporate the unique characteristics of the area, with functional zoning to support diverse scenarios for active and relaxing recreation for various target groups. Master planning provided a fundamental foundation for effective distribution of leisure areas and infrastructure, while the financial model assessed project profitability, considering projected revenue and expenses.

Karelia Park is a multifunctional eco-hotel located on the shores of Lake Ladoga in Karelia. The core idea of the project is to create a recreational complex that combines high-quality hotel services with the natural surroundings of the Ladoga Skerries National Park. This setup allows guests to enjoy the unique nature while experiencing a high standard of service. To harmonize with the natural environment, a low-rise design was chosen, allowing unobstructed views of the lake and forest for all accommodations, creating a sense of seclusion and harmony with nature essential to an eco-hotel.

Main Objectives and Tasks of the Developer

The project was designed to meet the needs of various target groups: couples, MICE groups, friends, families with children, and day tourists. The primary goal was to integrate natural resources and the existing ecosystem into the project, ensuring environmental sustainability and maximizing its appeal to visitors.

Stage 1: Initial Data Analysis and Target Audience

To understand the site’s potential, detailed research and analysis of the surrounding area were conducted. Based on the analysis, our team defined key zones, including spaces for relaxation, active leisure, and corporate events. The unique geographic location allows guests to enjoy nature, take excursions to attractions such as Valaam Island and Ruskeala Mountain Park, and participate in outdoor sports.

Stage 2: Master Plan and Functional Zoning

The zoning of the project includes:

  • Residential Zone with a corporate building and various types of guest houses, including VIP homes and connected cottages. Each house has panoramic glazing for optimal views of Lake Ladoga and the forests.
  • Public Zone including a visitor center with a restaurant and a multifunctional hall for 70 guests, offering scenic views. The restaurant features a summer terrace.
  • Bathing Complex Area with thermal baths, plunge pools, and saunas, providing relaxation options. This complex is intended for both hotel guests and outside visitors, increasing the commercial potential of the property.
  • Recreational Zone with a waterfront, beach, pier, and fire pit and barbecue areas. Walking paths are complemented by biking and trekking routes integrated with the national park’s infrastructure.
  • Administrative and Technical Zone including staff quarters and service buildings, ensuring efficient facility management and support for operations.

This approach creates comfortable conditions for guests while preserving the unique natural atmosphere and enhancing the sense of seclusion and harmony with nature, essential for an eco-hotel focused on nature-oriented tourism.

Phased Implementation

The project includes a phased implementation plan, divided into four stages, allowing for optimal resource allocation, minimized environmental impact, and gradual infrastructure rollout for different guest categories. This approach provides flexibility in construction management and allows for adaptive scaling of complex functionalities as each phase is completed.

Stage 3: Technical and Economic Indicators

The total built area is 4,656.5 sq.m., including an 84-space parking lot and 700 sq.m. of leisure areas.

The accommodation facilities include 32 guest units, studio houses, VIP homes, and a corporate building with 16 rooms.

The infrastructure preparation covers 5,800 sq.m. of roads and 1,100 meters of pedestrian paths, providing convenient connectivity between all functional zones.
