The “Edimonovo” project involves the development of a master plan for a country hotel complex located in the Tver region. The master plan focuses on the rational placement of facilities, zoning, and efficient logistics to ensure both guest convenience and the economic efficiency of the project.

Zoning and Functional Areas:

Functional zoning of the territory ensures both guest comfort and ease of maintenance for the complex. The zones are distributed taking into account the natural landscape, transportation flows, and natural features such as the river and forest.

  1. Residential Zone:
    • Guest houses with open verandas, designed to accommodate 2 to 6 people in each house. All houses have panoramic windows oriented towards the best views of the area, minimizing noise from roads.
    • Number of houses: 20, with the possibility of reducing the number if needed to optimize the density of development.
    • The privacy of the houses is ensured by the distance between them and their rational orientation relative to the sunlight.
  2. Recreational Zone:
      The focus is on creating areas for guest leisure and entertainment. It includes:
    • A beach area with equipped terraces for relaxation by the water.
    • Children’s playgrounds located near sports areas to maximize safety and minimize conflicts in space usage (e.g., installing fences around active sports areas).
    • Sports courts for workouts and active games, such as volleyball and other sports.
  3. Technical and Utility Zones:
    • The placement of engineering infrastructure, including water purification and supply systems, is designed to minimize its impact on residential and recreational zones. The project includes the use of local treatment facilities (LTF) with the possibility of grouping houses into clusters of 3-4 units. This solution optimizes the costs of commissioning and ensures compliance with environmental standards.
    • Utility buildings, including storage facilities, administrative offices, and laundry rooms, are located away from the guest areas to ensure convenient logistics and reduce noise.
  4. Parking Zones:
    • Both permanent and temporary parking spaces are provided. The main parking area accommodates 36 vehicles and is located away from the primary residential and recreational zones. Guests are encouraged to use temporary parking spaces for unloading their luggage and then move their vehicles to the main parking area.
    • Vehicle logistics also involves using a single entry and exit point, eliminating the need for circular roads, thus minimizing environmental impact and maximizing the number of houses on the site.

Logistics and Movement on the Territory:

Guest and service logistics are organized with separate flows to maximize convenience and safety. Guests and staff use different routes:

  • Guest Transport: Guests enter through the central checkpoint, leave their cars in the temporary parking area to unload, and then move their vehicles to the long-term parking.
  • Service Transport: Staff logistics are designed with the use of bicycles or electric vehicles to move around the property. The main service transport entry is also provided through separate routes to minimize interaction with guest flows.
  • Fire and Emergency Services: Special turnaround areas and water access points are developed for fire trucks, located around the perimeter of the property

Multi-functional Facilities:

The yoga and event pavilion is designed to host various activities, including workshops and group sessions. Its placement in the central recreational zone is chosen to offer scenic views of the area and keep it away from the residential zones to minimize noise impacts. The pavilion’s flexibility makes it a key facility for events and leisure activities.
